Lease Management:

■ After reviewing all of your leases for trends and gaps, our professional team will work out a master lease with you for all future tenants, which can be customized as necessary.

■ Our team can work with you, as closely or independently as you want, to obtain and maintain 100% occupancy in all your properties.

■ Our team will vet your tenants by interviews, conducting credit checks,  obtaining references, and conducting such other diligence as may be necessary.

■ In addition to any ad-hoc reports that you may request, we will provide you with a monthly occupancy report for each of your properties, detailing occupancy as well as expected vacancies and plans to fill them before they occur.

Collections and Budgeting

■ SJ Realty will proactively manage your receivables, ensuring that all tenants are aware of the correct rent and additional rent they are required to pay each month. Through a careful review of each lease, we will make sure that any additional charges you negotiated for in your leases are actually invoiced and paid. We recognize the importance of timely rental payments, so that expense payments can be made. Tenants who have not paid rent by the 5th of the month will receive reminders via email and phone. We continue to follow up consistently until the rent is paid. 

■ We will also regularly provide income and expense reports, with an analysis of how your properties are performing. Our financial experts will review these reports and will provide suggestions on how to maximize performance.

■ In the event or a contemplated refi or sale, SJ Realty will work closely with your accountant and lenders to promptly provide the reports that they need, in proper format.

■ SJ Realty will routinely visit each property to ensure that the properties are being maintained properly, and that the tenants are in good standing and performing their obligations under the leases.

■ In the event that a visit reveals a matter that needs correction, we will promptly determine whether the tenant can be required to perform such repair, or in the alternative will discuss with you what options you may have.

■ In the event repairs or maintenance are required by you, we will offer guidance and repair/maintenance personnel to perform such repairs and  maintenance, if you so desire. You may also use your own contractors and experts to perform such repairs. Either way, we will supervise the process and ensure that your property is always in the best condition possible.

■ Through our network of legal experts, SJ Realty will ensure that your leases provide for the best possible protection in the event that any legal action is required.

■ When a tenant fails to pay or otherwise breaches its obligations under its lease, SJ Realty will try to meet with the tenant to amicably resolve the issue and move forward. Once you have authorized us to pursue legal action, we will work with an eviction attorney to achieve resolution in the quickest method available.

■ Through close monitoring, consistent follow-up and relationship-building, SJ Realty will try to prevent legal issues from arising at your properties. In the event that they do come up, however, we will try resolve them without compromising rent without jeopardizing the performance of your property.
